Dear Homeowners:

If Hurricane Irma does damage to properties managed by Sweetgrass Association & Property Management LLC, the following will be the protocol of Management as per the directives of the Board of Directors:

Management will evacuate as deemed necessary by the State of South of Carolina. Upon re-entering, as allowed by the State, Management will complete the following tasks: 

For Condo Associations:

  • We will inspect the exterior and interior of each unit for any damages .
  • If damage has occured in excess of the HOA deductible, then the insurance company will be contacted and a claim filed immediately.
  • A restoration company will be called immediately and steps will be taken to secure the property with the appropriate equipment.
  • If you want to hire your own restoration company or contractor to complete any repairs in your unit, you must notify the Association office immediately so that we remove your unit from the list of needed repairs.
  • If you do not want any repairs completed by the Association, then a form releasing the Association from any liabilty will need to be signed.
  • The process with the restoration company or your contractor of choice is as follows:
  • You will submit a claim to your HO-6 insurance carrier.
  • An adjuster will be assigned to your claim and will inspect the property as their schedule permits.
  • The work can begin prior to the adjuster seeing the damage as the restoration company will take pictures of each step of the process. If you choose to hire your own contractor, they should use these steps as well.
  • The restoration company will then work with your adjuster in submitting proposals in detail in an effort to help you with your claim and the monies that you need to pay for those repairs.
  • The HOA insurance is responsible for returning your unit to original condition. Any upgrades, betterment's or improvements would fall upon your HO-6 policy.
  • You are responsible for the inspections of the completed repairs and contacting the restoration company or your individual contractor.
     

For Managed Common Area Properties or those with CCR's

If you are a property that is governed by CCR's and the Association manages common property only, then Management will take the necessary actions to clear the common area property of debris, including roads.
